Hot Water Tanks & Water Heater Maintenance

Today's hot water tanks generally provide years of trouble-free service, with or without maintenance. But just a little effort on your part can extend the water heater's life and cut down on its energy consumption.

Some manufacturers recommend that new gas or electric water heaters be drained every two months for the first year they're in operation, then every six months after that. Doing this rids them of sediment, which builds up over time, impeding efficiency and providing you with less hot water at any given time.

To drain a water heater, first shut off the water supply by turning the shutoff valve at the top of the heater or at the meter. Next, place a bucket under the tank's drain valve, or fasten a garden hose to the valve and run the hose to a floor drain.

Now open the drain valve and let off water until it runs clear; then close the drain valve and open the supply valve.

You should also periodically check the hot water tank pressure-relief valve to be sure it's capable of letting off steam if pressure builds up in the tank. Just lift this valve's handle; if its' functioning properly hot water will be released through the overflow.

Problem: Water won't heat (electric)

Solution: Check the fuse box or circuit breaker for a blown fuse or a tripped switch; reactivate, if the heater continues to blow fuses or circuits often, call in licensed plumber. Problem: Water won't heat (gas)

Solution: Pilot light isn't burning; relight it. Unclog burner ports as explained below. Make sure the gas connection shutoff valve is fully open. Check temperature control knob for proper setting.

Problem: Water too hot

Solution: Check the thermostat setting, turn back setting, if necessary. The thermostat may be malfunctioning or not functioning. If you suspect this, call in a licensed plumbers from Pyramid Plumbing and Heating, Abbotsford.

Problem: Clogged gas burner ports

Solution: Remove the debris with a needle or the end of a paper clip. Do not use a wooden toothpick or peg; either can break off in the portholes.

Problem: Water supply pipes leak

Solution: Tighten the pipe fittings. If this doesn't work, turn off the water and replace fittings. If water is condensing on the water supply pipe, wrap the pipe with standard pipe insulation.

Most water heaters serve dutifully for many years, but sooner or later all succumb to rust and corrosion and need replacement.
